CANDIV Real Estate may provide property marketing, property sourcing, land acquisition support, inspection coordination, rental enquiries, property-management support, real-estate advisory and related services.

The exact scope of service may depend on the property, client instruction, location, transaction type and any separate agreement entered into with CANDIV.

3. Property Listings

Property descriptions, prices, photographs, videos, dimensions, availability and other listing information are provided for general information and marketing purposes.

• Property availability may change without notice.
• Prices may be changed by property owners or authorised representatives.
• Photographs and videos may not show every part of a property.
• Measurements, features and descriptions should be independently confirmed before a transaction.

4. Property and Document Verification

Prospective buyers, tenants and investors are strongly encouraged to conduct appropriate verification before making payment or entering a binding transaction.

This may include confirming ownership, title documents, survey plans, boundaries, planning approvals, encumbrances and the identity or authority of the seller or landlord.

Where appropriate, clients should engage qualified lawyers, surveyors, valuers, engineers or other professionals.

5. User Responsibilities

Users must provide accurate information when submitting enquiries, booking inspections or using account features. You must not use the website to:

6. Accounts, Dashboards and Saved Information

Client, agent or administrative dashboard features may require authentication when the production website is fully connected to its backend system. Users are responsible for protecting their account credentials.

Some current front-end demonstration features may store information in browser local storage. Such demonstration storage is device-specific and should not be treated as secure server-side account storage.

7. Property Inspections

Inspection requests are subject to property availability, agent availability and confirmation. Submitting an inspection form does not guarantee that the requested date or time has been accepted.

Clients should wait for confirmation before travelling to an inspection location.

8. Payments and Property Transactions

Users should not make payment solely because a property is displayed on the website. Payment instructions should be independently confirmed through authorised CANDIV representatives and the relevant transaction parties.

Property prices may exclude legal fees, agency fees, taxes, registration fees, survey costs, valuation costs, service charges or other transaction expenses unless expressly stated otherwise.

Any payment-plan calculator or estimate displayed on the website is illustrative and does not constitute a loan offer, mortgage approval or financial commitment.

9. Agents, Property Owners and Third Parties

CANDIV may work with property owners, agents, lawyers, surveyors, contractors, developers and other third parties. Third-party services may be subject to separate terms, professional duties and charges.

Users should verify the identity and authority of any person requesting money, documents or sensitive information in connection with a property transaction.

The CANDIV name, website design, text, branding elements and original website content may not be copied, reproduced, republished or commercially exploited without appropriate permission, except where permitted by law.

Property photographs and other media may also belong to property owners, agents, photographers or other rights holders.

CANDIV may modify, suspend, remove or update website features without notice. We do not guarantee uninterrupted access to the website or that every feature will always be available.

Maintenance, hosting problems, network interruptions, third-party services or technical issues may temporarily affect website operation.
